Our Approach to Client-Side Project Management

Our Approach
Our Approach

How we deliver projects

Our approach to project delivery is rooted in the belief that successful projects need clear leadership, accountability, and proactive input and management from start to finish. That belief has shaped the way we work since David Rees founded the business in 2000 and continues to underpin every project we deliver today.

Everything we do is structured around giving clients control, certainty, and confidence throughout the project lifecycle. We establish clear project governance from the outset, put the right processes in place before they are needed, and maintain consistent oversight across programme, cost, quality, and stakeholder coordination throughout delivery. Our approach is practical and delivery-driven, shaped by decades of experience on complex projects across the Middle East and beyond.

We do not simply manage projects, we take responsibility. We provide trusted project leadership, helping clients navigate complexity, make informed decisions, and deliver successful outcomes.

Core Principles
Core Principles

Built on integrity, driven by performance

At LXA, design, delivery and cost sit in the same team, so what's drawn is what gets built. We've worked this way for over 25 years. Our core services are interior design, project management and cost consultancy, delivered by the same team whether you need one discipline or all three.

We also support projects with building surveying and procurement, brought in where a project's technical or supply chain needs call for it. Successful projects depend on timely decisions and clear leadership. That's the role we play.

Client-Side Role
Client-Side Role

Acting on behalf of the client

We are appointed by the client and act solely in the client's interest. That independence is fundamental to how we work and to the value we provide.

As a client-side consultancy, our role is to make sure every decision made on a project reflects the client's objectives, that project oversight is maintained throughout, and that the client always has a clear and accurate picture of where things stand. We provide the decision-making support that allows clients to move forward with confidence, and the project leadership that keeps the wider team accountable and aligned.

Client representation at this level means being present, being proactive, and being prepared to have difficult conversations when they need to be had. That is what genuine ownership looks like in practice.

End-to-End Delivery
End-to-End Delivery

Managing projects from concept to completion

Continuity matters. The understanding built at the start of a project, the client's objectives, the design intent, the commercial parameters, and the delivery constraints, should carry through every stage of delivery, not get lost in handovers between teams or phases.

We manage projects through all stages, from early project planning and procurement management through construction supervision and handover, with the same team maintaining oversight throughout. End-to-end project management means our clients have a single, reliable point of leadership across the full project lifecycle. Project coordination across consultants, contractors, and the wider stakeholder group is managed through structured processes and consistent communication, so that nothing falls through the gaps between stages.

Project execution is always measured against the objectives established at the start. That thread runs through everything we do.

Collaboration across consultants and stakeholders

At LXA, design, delivery and cost sit in the same team, so what's drawn is what gets built. We've worked this way for over 25 years. Our core services are interior design, project management and cost consultancy, delivered by the same team whether you need one discipline or all three.

We also support projects with building surveying and procurement, brought in where a project's technical or supply chain needs call for it. Successful projects depend on timely decisions and clear leadership. That's the role we play.

Complex projects involve a lot of parties. Architects, interior designers, engineers, specialist consultants, contractors, suppliers, operators, and the client team all need to be coordinated effectively for a project to succeed. We manage that coordination, maintaining stakeholder alignment and keeping multidisciplinary teams working together towards the same outcome.

Consultant coordination and contractor coordination are managed through clear processes, structured meetings, and a disciplined approach to follow-through. Design coordination is maintained alongside delivery management so that the design intent is preserved throughout construction. When issues arise, we address them quickly and constructively, with the whole team focused on finding the right solution rather than establishing fault.

Project collaboration at this level is about more than communication. It is about building the kind of trust and shared purpose that make a project team genuinely effective.

Project Oversight
Project Oversight

Managing risk, cost,
and programme

Keeping a project on programme, within budget, and to the right quality standard requires active, ongoing management at every stage. We maintain structured oversight across all three throughout delivery, making sure our clients' interests are protected and that nothing drifts without being noticed and addressed.

Risk, cost, and programme are closely connected. A delay can affect the budget. A design change can affect a programme. A procurement decision can affect both. Our role is to understand those relationships, identify issues early, and give clients the information they need to make informed decisions before small challenges become larger problems. Risk management is built into our process from the outset, supported by structured budget management, regular cost reporting, realistic programme planning, and proactive management of change throughout delivery.

Project controls across all three disciplines give clients the visibility and confidence they need to make informed decisions at every stage, without having to dig through contractor submissions or consultant reports to understand what is actually happening.

We are commercially minded in every recommendation we make. We believe the value we bring to a project should exceed the cost of appointing us. That means challenging unnecessary expenditure, identifying opportunities to improve value, and helping clients make commercially informed decisions throughout the project lifecycle. We treat every project budget as if it were our own, always looking for the best possible value without compromising quality, programme, or design intent.

How We Work
How We Work

A delivery-focused mindset

Our approach is grounded in practical experience, not theory. We have delivered projects across the Middle East for two decades, and in London for three decades, spanning multiple sectors, scales, and levels of complexity. That experience shapes how we approach every new project and gives us the confidence to make informed decisions when challenges arise.

We are responsive and adaptable. When projects shift, as they always do, we adapt without losing direction. We maintain momentum, keep stakeholders aligned, and stay focused on what the project needs to achieve. Accountability runs through every level of our business, not just within our leadership team, but across every member of the project team we
put in place.

Delivering projects successfully in the Middle East requires more than technical expertise. It requires an understanding of the local construction environment, the people involved, and the realities of delivery on the ground. Our people bring both, along with the commitment and energy that make the difference between a project that is managed and one that is genuinely led.
