Technical Design Delivery and Coordination

Technical design delivery and coordination for complex projects
As a project moves from concept into technical design, we take ownership of the technical design delivery process. We produce schematic and detailed design drawings (in CAD or BIM), prepare technical specifications informed by local construction standards and materials, coordinate technical information across the consultant team, and ensure everything is complete, aligned and ready for construction.
This service sits within our wider design management offer. Rather than overseeing the technical design process, we produce the technical information that drives it. From early schematic design through to detailed design packages for tender and construction, our team delivers the technical output that turns a design concept into a buildable, coordinated project.
We work across residential, hospitality, commercial and education developments throughout the GCC, supporting technical design delivery, BIM coordination and project delivery on some of the region's most complex developments.
Coordinating technical design information

Producing technical design across a multidisciplinary project requires more than drawing capability. It requires the technical integration of architectural, structural, MEP and specialist design information into a coordinated set of construction documents.
Our team develops and coordinates technical drawings, specifications and BIM models, resolving conflicts between disciplines as the design evolves and ensuring the information issued for tender and construction is complete, coordinated and buildable.
Technical reviews are carried out throughout the design process to verify quality, coordination and compliance before information is issued.
Our goal is to provide contractors and the wider project team with clear, coordinated technical information that supports efficient construction and reduces risk on site.
BIM services
We produce and manage technical design within a structured BIM modelling environment. Our BIM workflows bring together design models across disciplines, supported where needed by Scan to BIM services for accurate as-built data, enabling systematic clash detection and maintaining a coordinated, accurate picture of the project as the design develops.
We identify and resolve clashes across structural, mechanical, electrical, and architectural elements within the design environment, rather than on site. This integrated approach to BIM coordination, underpinned by robust Common Data Environment (CDE) management, keeps consultant coordination aligned, supports effective technical collaboration across multidisciplinary teams, and significantly reduces the queries and variations that arise during construction.
BIM is central to how we produce and communicate technical design. It is a live coordination and quality management tool that drives better project outcomes, not simply a deliverable at the end of the process.

Construction phase technical support
Technical design does not end when the construction package is issued. Whether we have produced the technical design ourselves or are reviewing information developed by others, our team continues to support projects throughout construction. We respond to technical queries, review contractor submissions and shop drawings, carry out technical reviews where required, and identify information gaps or inconsistencies within the design documentation before they affect delivery.
By remaining involved during construction, we help maintain design quality, resolve technical issues quickly, and minimise delays caused by incomplete or misunderstood information. Working closely with contractors, consultants and the wider project team, we provide the technical oversight needed to support the successful implementation of the design through to completion.
Supporting buildability and project delivery
The technical design we produce is always developed with construction in mind. Buildability is never an afterthought, it is a consideration built into how we approach schematic and detailed design from the outset, informed by our in-depth knowledge of GCC construction practices, materials, and market conditions.
We work proactively to ensure design decisions are grounded in how a building is actually constructed within the regional context. Delivery strategy and project planning are reflected in the technical design package, so that the transition from design to construction is smooth, with fewer unknowns and a more confident start on site.
Our approach to technical design integration, backed by regional expertise and local market knowledge, helps bridge the gap between what is designed and what is built, supporting better project execution and more efficient construction coordination across the GCC.
Integration across design and construction teams
The technical design packages we produce need to work for everyone who uses them - architects, specialist consultants, contractors and the client team. We manage project coordination across all of these parties throughout the technical delivery process, maintaining communication, accountability and momentum across live projects.
Contractor coordination is a key part of this. We manage technical queries, issue design information in a structured and timely way, and make sure the construction team has the information it needs to proceed without unnecessary delays. Project lifecycle management across the technical delivery phase helps maintain technical oversight, ensuring information flows efficiently between teams and everyone remains aligned.

Supporting residential, hospitality, commercial, and education developments

We have delivered technical design across a wide range of developments in the Middle East, from high-end residential and hospitality developments to commercial, mixed-use, and education facilities across the GCC. Our experience spans both new-build projects and the refurbishment of existing assets, and includes close collaboration with internationally based design teams, ensuring their design intent is accurately translated and coordinated within the local technical and construction context.
Design-led and technically complex projects place particular demands on the quality and coordination of technical design output. Specialist systems, bespoke finishes, and high specification requirements all need to be accurately captured in the technical design and properly coordinated across disciplines.
Our experience across sectors, project types, and delivery contexts means we understand what successful technical project delivery looks like in each situation, producing coordinated technical information that supports efficient construction and successful project outcomes.
A client-side approach to technical coordination
We produce and coordinate technical design on behalf of our clients. As a client-side consultancy, our role is to make sure the technical design we deliver reflects the client's objectives, aligns with the wider consultant team, and maintains the standards required for successful delivery.

Project oversight at the technical design stage means being accountable for the quality and completeness of what we produce, not just reviewing the work of others. Design leadership and project governance are built into how we manage the technical design process, ensuring technical information is coordinated across the project team and decisions are made with the full picture in mind.
Delivery management at this level requires both technical capability and clear communication - and that combination sits at the core of how we work.
